Can you hold a property before I apply?
Unfortunately, we cannot hold a property without a completed application and required fees. Rentals are offered on a first-come, first-served basis, so we recommend applying as soon as possible to secure your preferred home. -
Do I pay first and last month’s rent along with my security deposit?
A security deposit and one full month’s rent are due at lease signing.
If the move-in date is after the 20th of the month:
Both the first full month’s rent and the prorated rent for the move-in month are due at lease signing.If the move-in date is on or before the 20th of the month:
One full month’s rent is due at lease signing, and the prorated rent for the move-in month is due on the 1st of the month following move-in. -
How old do I have to be to apply?
Applicants must be at least 18 years old or of legal age to enter into a lease agreement. -
Is the security deposit refundable?
Yes. Security deposits are refundable, provided the tenant fulfills all lease terms and leaves the property in good condition, aside from normal wear and tear. Deductions may apply for unpaid rent, damages, or cleaning costs. -
Who needs a cosigner?
At LeaseRight we do not allow cosigners. If a tenant can’t qualify for the property on their own then we cannot lease them the property. -
How do I apply for a rental property?
Applications can be submitted online through our secure online portal. A completed application, application fee, and supporting documents (such as proof of income and photo ID) are required for consideration. All supporting documents must be in hand prior to starting the approval process. We will not start the approval process on incomplete applications. -
How do I pay rent?
Rent can be paid online through the tenant portal, by automatic bank transfer, or via check or money order, depending on the property’s available payment options. Online payments are encouraged for convenience and timely processing. -
What should I do if I want to get a pet?
Please review your lease agreement and contact management before bringing a pet into the property. Some homes allow pets with an additional pet deposit or monthly pet rent, while others have specific restrictions or breed limitations. -
I want to move out, but my roommate wants to stay. What should I do?
All tenants listed on the lease are jointly responsible for the full lease term. If one tenant wishes to move out, the remaining tenant may need to requalify independently or obtain management approval to add a replacement roommate. -
My lease is expiring, and I plan to move out. What’s the process?
Most leases require written notice before moving out. Check your lease for the exact notice period (often 30 or 60 days) and submit your intent to vacate in writing by the required deadline. -
Who is responsible for repairs and maintenance?
The property management team handles routine maintenance and necessary repairs. Tenants are responsible for damages resulting from misuse, neglect, or accidental damage. All maintenance requests should be submitted promptly through the tenant portal or maintenance request system.
